AMDG has experience with all roof types, including the popular shingle and flat roofs, having installed and repaired thousands of them. Shingle roofs have a life expectancy of about 25-40 years depending on the type of shingle used and how well it is ventilated. Campuzano recommends homeowners have pitched roofs inspected every five years. Those with flat roofs should have them inspected every three years. By taking these preventative measures, it can decrease costly repairs or replacements in the future. Having a roof inspected also allows for damage to caulking, flashing and neoprene pipe collars to be caught early and fixed.
Spring is the perfect time to have a roof inspection done and to consider undergoing maintenance or repairs. “Winter takes its tolls on our roofs. The change of the seasons causes a lot of expansion and contraction in the roof system, which causes seams to open up and flashing and caulking to crack, so after winter is a great time to do the inspection,” says Campuzano.
