10 Things to Know When Getting Your Roof Replaced

Home is one of the most important places in our lives. It’s where many of our biggest moments take place and where we relax and unwind. Because of its significance and value in our lives, it’s important we take care of the roof over our heads.

As important as it is, the roof is sometimes overlooked. To keep it in top shape, it’s important to have frequent inspections. Expert roofing company, AMDG Exterior Contracting, repairs and replaces roofs across the Main Line.

Owner Jason Campuzano has over 20 years of experience in the industry, in both commercial and residential projects. When a homeowner reaches out, the process is swift. One of their home improvement consultants is in touch, typically the same day. During a consultation, the consultant documents damage and then makes a recommendation. In cases where a roof needs to be replaced, the consultant takes photos of the damage to show the homeowner. “People can’t see what’s going on on their roof, so they rely on a trusted roofer to give them accurate information. We’ll go over that with the customer so they can see the condition of the roof,” explains Campuzano.

Here, he provides tips for customers having their roof replaced.

  1. For most homeowners, total roof replacement is one of the largest and most important renovations they will undertake. AMDG is a leader in residential and commercial roof replacements and knows how to properly complete the job from start to finish.
  2. Many homes have more than one layer of roofing and need the existing roof removed; tons of debris will need to be removed and hauled away. AMDG will take every necessary precaution to protect the outside of your home.
  3. Please remove all non-stationary items from the lawn and against the house. If there are heavy items that you cannot move, AMDG will move those items or protect them.
  4. The homeowner is responsible for protecting the inside of the home and attic. If your attic is finished or inaccessible, you need not worry about this. If you have an unfinished or open rafter attic, you may want to remove or cover valuables.
  5. Cutting the grass before the project begins will help with cleanup. Hundreds of nails will be removed from your roof and shorter grass allows our large, portable magnet to work more effectively. Discuss any specific lawn care issues with the superintendent or job-site foreman prior to the start of the project. It is advisable to withhold all seasonal plantings and hardscaping until after the construction has been completed.
  6. There is no need for you to be home during your roof replacement and in most cases we do not need to get inside of the house. Please keep in mind that noise levels are elevated from construction.
  7. The most important thing we will need is electricity. If you have outdoor electricity, please make sure it is on and working. If there is no outdoor electricity we will need to make arrangements to bring a generator or use electricity from an indoor source.
  8. If you have an outdoor water supply please remember to turn it on. This helps with cleanup and other tasks.
  9. Construction can cause added noise and disruptions. Please warn adjoining neighbors about impending noise and increased traffic.
  10. And finally, the project is never fully complete until the end of the job. If something does not look right to you, or looks incomplete, it probably is. The superintendent or job-site foreman will be happy to do a complete walk around on the last day of the project to go over the job from start to finish.

AMDG has experience with all roof types, including the popular shingle and flat roofs, having installed and repaired thousands of them. Shingle roofs have a life expectancy of about 25-40 years depending on the type of shingle used and how well it is ventilated. Campuzano recommends homeowners have pitched roofs inspected every five years. Those with flat roofs should have them inspected every three years. By taking these preventative measures, it can decrease costly repairs or replacements in the future. Having a roof inspected also allows for damage to caulking, flashing and neoprene pipe collars to be caught early and fixed.

Spring is the perfect time to have a roof inspection done and to consider undergoing maintenance or repairs. “Winter takes its tolls on our roofs. The change of the seasons causes a lot of expansion and contraction in the roof system, which causes seams to open up and flashing and caulking to crack, so after winter is a great time to do the inspection,” says Campuzano.
